Homeowners must face the FACTS!

One of the biggest challenges, many homeowners, looking to sell their homes, experience that they perceive their homes very differently than a potential, qualified buyer would. In general, it is prudent, for many reasons, to take advantage of the experience, knowledge and professionalism of a licensed real estate agent, but one, which is often overlooked (and not considered), is to be willing and able to realistically deal with the FACTS, and proceed accordingly! Avoid lying to yourself and allowing any exaggerated personal perception of how good you are to hurt your chances and/or bottom line! With that in mind, this article will briefly try to consider, examine, review and discuss, using the mnemonic approach, what this means and represents, and why it is important.

1. future; faithful; to flourish; fruition: Experiencing the best future depends on staying true to the time-tested realities of real estate! Salespeople, in general, thrive when they pay close attention and listen carefully to professional advice. This requires constant focus, emphasis and behavior, if expected, to achieve the best results, to bear fruit!

two. Attention; aspects; area; attitude: Successfully marketing a property requires carefully, thoroughly, paying close attention to details, whether minor or major. One must realistically consider as many aspects, whether positive or negative (or anywhere in between), and address them, using the strengths, effectively, while addressing the weaknesses. Thoroughly consider the possibilities, the positives and negatives of the area, neighborhood, and region, in terms of safety/crime, convenience to shopping, etc., and transportation possibilities, advantages, and disadvantages!

3. Character; to create; competition; coordinator: A homeowner and the agent they hire must work together, coordinate and use quality teamwork effectively! What are the characters and features of the home that might attract or turn off potential buyers, and what might be the best way to present them effectively? Create, together, a marketing and sales program that will achieve the best results. Use a list price, which is indicated by a professionally designed and created Competitive Market Analysis (CMA), to help you stand out from your competition.

Four. time tested; prompt; trends: Take advantage of time: professional and proven ideas and experiences, and respond to market changes, etc., as well as answer questions, in a timely and well-thought-out manner. What trends could help your process, versus what could be your enemies!

5. Service; system; strengths: Your agent must provide quality service and representation, and the best system, to achieve your goals. When strengths are accentuated and weak areas are professionally addressed, the homeowner benefits!
