How do I know if my agent is doing the right thing to sell my house? Well, every agent is different in what they emphasize is important to effectively showcasing a home. This will serve to be my humble opinion on the subject, but it is an opinion that has served me and my clients a lot.

First of all, please don’t make the mistake many sellers make of simply looking for the most popular real estate agent selling the most homes in your area. Without spending too much time on this topic, ask for feedback on the agents who return calls, provide weekly reports on feedback and showings, and at least bi-weekly reports on the state of the market and how your home comparisons are going. References are the most accurate assessment of who you should hire.

Okay, with that out of the way, what are the simple things you need to do to separate yourself from your neighbor’s house that is on the market that is directly comparable to yours? These things aren’t mind blowing, but you’d be surprised how sellers and listing agents don’t do these simple things.

First of all, first impressions in real estate are huge, and first impressions of homes in Fairfax, homes for sale in Arlington, VA, or any home in the United States are alluring. When you buy a home, you know as well as I do that the way a home looks when you drive up excites you to see the inside or to see the next home on the list. Spend a little money trimming the bushes AND trees if they are blocking the front of the house. Spend more money if you need paint. Mulch for God’s sake. These things will pay for themselves in a higher bid each time.

Spend a little money or find an agent like me who will pay for a professional set designer to tell sellers exactly how each room should look. This includes furniture placement, wall color, rug angles, wall hangings, clutter removal, etc. For the interior, this alone has given my Fairfax sellers much more than they would have received if they hadn’t arranged the interior. And remember, staging doesn’t mean sellers can’t continue to live there.

Then market unique facts about the home that you know other sellers aren’t doing. For example, if you just installed a new furnace, or windows, or a tankless water heater, or have efficient appliances, you would not only promote that data, but leave copies of your most recent electric/gas bills stating why. . Expenses are lower than the competition.

If you have 35 year old shingles on your roof, highlight that feature. Even inspectors can’t always tell the difference. Put prospective buyers at ease by explaining the maintenance and improvements that have been made to the home.

When I sell houses in Fairfax or any house in Great Falls, McLean, Vienna, Reston, Chantilly or Centreville, I incorporate all of these tools to maximize offers to my sellers.
