Everyone knows that first impressions count. Buyers usually decide within the first 15 seconds whether or not they like your home. The power of Feng Shui will help make those 15 seconds count! And it helps increase the bottom line!

It doesn’t really matter if you believe in Feng Shui or not! What do you have to lose? At Blue Avalon we believe that by following the practices of Feng Shui, you will make your home more attractive, buyers will perceive a higher value for your home, and your home will sell faster and for more money.

The idea behind Feng Shui is to create an environment that is harmonious for the buyer! The following practical tips will help you refresh the energies in your home
Are you ready to go?

The most important factor in selling your house faster is that you must be emotionally or mentally ready to do so. Everyone in the house (yes, all the occupants) must be ready to move on; otherwise these feelings will block the flow of energy needed to allow the house to sell. Have a family gathering, make sure everyone is on the same page.

Raise the anchor!

The southernmost point of the house is considered the grounding point. Just as if you were in a boat, this is where the anchor would run you aground. If you have a piece of furniture or a very large piece of art here, move it, raise the anchor and prepare to sail. Keep this area illuminated, not grounded.

It attracts good chi (energy)!

Next, you need to bring good energy to the areas of your home that will help stimulate the sale. How can you do this? The next few pages offer helpful tips to ensure you are maximizing your home’s full potential by bringing positive, vibrant, and living Chi into each and every room of your home.

Here we go!

1. Start packing!

Start packing your belongings. In particular, family photos and memorabilia that may prevent a prospective buyer from seeing you or the home and your family in the home! You need to make the home feel less like your home, more like a blank canvas. Pack up all the extra clothes, stuffed animals, hockey gear, whatever you can, clutter should be kept to a minimum. Package everything up, keep it all together (maybe in the garage) covered with plastic sheeting, showing the buyer that you’re ready to go! Activate that powerful energy of movement!

2. The sale sign!

The for sale sign should always be placed to the right of the front door when you face the front door (looking from the street) – this is the energetic side of the house and has more Yang (movement) energy. Also make sure that the house number is clearly visible from the street.

3. Remember Activate the senses!

Engage all of the potential homebuyer’s senses in as many ways as you can.

Eyesight

Clear paths to the front door, beautiful potted flowers, fresh paint, interesting decorations. Make sure there is plenty of horizontal space, i.e. clear work surfaces, clear shelves and dressers, and place an object on the diagonal of each door (attracting the eye to make the room appear larger)

sense of feeling

Have a unique doorbell, stained glass or artwork on your front door to knock on. All rooms should have ample space and entrance.
A feeling of tranquility and comfort in every room. Make your home feel alive with fresh flowers, a breeze blowing from one of the windows, or a roaring fire in the dead of winter.

Have a sweet-sounding wind chime (at the front door). Place bird food in the feeder to attract singing birds to the garden. Play soft music or a bubbling fountain by the front door

Have fragrant flowers along the path to the door. Indoors, according to Feng Shui principles, scents that are earthy like cinnamon or pine actually appeal more to a broader range of people.

Sense of taste

For an added treat, place a bowl of chocolate or cinnamon candies in a glass bowl on the foyer entry table.

4. First Impressions: Curb Appeal and Entry

Curvy hallways leading to the front door are very good for Feng Shui, if the lines of the hallway are straight it makes it look like a winding path lined with flower pots! Make sure there are no dead bushes or overgrown bushes; cut them all to the back and make them look neat. Keep the entrance or “mouth” of the house immaculate – this is where Chi enters the house. Have a cozy doormat, potted plants (red or yellow flowers are good) on either side of the door, and make sure the door has a fresh coat of paint. Exterior lights must be kept on to showcase the home.

5. The front hall/hallway

If possible, place an entrance table on the right hand side when entering the house. Fresh flowers here are a great option. Business cards (real estate agent) and listing brochure should be placed here, however make sure they are on a Feng Shui upright acrylic stand; placing them on the table is the same as saying that the real estate agent is “lying” at work! For another touch to enable the sense of taste, place a bowl of chocolate or cinnamon candies in a glass bowl for your potential buyers!

6. The kitchen

For most buyers, the kitchen is the most important room in the house, so it should exude health and prosperity, which is what a kitchen represents in Feng Shui terms. Make sure all countertops are spotlessly clean and free of clutter. If you have a pantry, make sure it’s organized and tidy. Place a beautiful bowl of grandma apples, oranges, or a jar of freshly baked cookies on the counter.

7. The Baths

Bathrooms should never be visible when you first enter the house. Make sure all bathroom doors remain closed. Bathrooms should be kept spotless and toilet lids should always be closed, a very important Feng Shui consideration. Earth colors (yellow, brown) are good. Pebbles are great accessories. Keep all water symbols out of the bathroom, as well as plants, which symbolize wood, as they worsen the energy it drains.

8. The master bedroom

The master bedroom should appear gender neutral. A calming and balanced feeling is what your goal is for the master bedroom. Colors like beige, cream, gray green, are all good. Remove personal items (picture frames, etc.) to allow buyers to imagine themselves in the home.

9. The Living Space (Family Room/Living Room/Great Room)

This area should be easy to walk and relax. Comfortable furniture, but not too much and not too big. A fireplace is great! If you have one, make sure it’s highlighted with a spectacular piece of art above the mantelpiece. Keep mantel items to a minimum. Furniture should be arranged in an L or U shape, not just two pieces placed opposite each other (this is a form of confrontation in Feng Shui) and could cause arguments. Light the fireplace, play soft music, have something on the coffee table (snack, etc.). The living room should have lots of light and bright “Yang” colors – add pops of bright color in accessories or fresh flowers.

10. The Dining Room

In winter, make sure the dining room is the warmest room in the house. In the summer, make sure the dining room is ready for entertaining! Fresh flowers (yellow is good for communication) or a large bowl of fruit on the dining room table help set the mood. Orange, red and amber fire colors can also help warm up this room!

Key feng shui settings

1. Turn on all the lights in the house two to three hours before someone comes to see the house. This will allow the Chi to move and energize the home. Lots of natural light is also good, open all the blinds!

2. Keep the doors of all rooms closed to keep their energy.

3. If you have unused rooms (such as guest bedrooms), be sure to use the room occasionally or turn on the lights for a few hours each day or have music playing to keep the chi moving.

4. On the left side of the front door, as you look at it from the inside, hang a small symbol of flowing water (metal framed mirror, picture of a waterfall, fish tank) This helps bring movement and energy into the door. House.

5. Yellow flowers in the living room, hall and dining room (fresh or silk) – help stimulate chi and promote communication.

6. Small amethyst crystals placed on top of televisions, computers, and electrical equipment help clear chi and combat the draining effect of static electricity.

Compass directions are especially helpful.

One of the best ways to sell your house faster is to use specific items in each section of your house based on the direction of the compass. The item can represent one or more of the industry requirements, for short one of the CANE items (color, animal, number, or element). For example;

The Northwest-is the sector of helpful people-which is key to selling your house-activate it by putting music here, placing a metallic object here, the colors gray or white or anything related to number 6. Good animals are dragons and the horse.

The East-represents Health, Family, Harmony-Objects in wood-Colors of green and the number 3 work well here. Good animals are galloping horses, flying dragons.
